Mandiri Finance Plans to Issue Rp600 Billion Bonds

PT Mandiri Tunas Finance plans to issue bonds worth Rp500-600 billion in the first quarter, Bisnis Indonesia reported this morning.

Anton Setiawan, Mandiri Finance's president director, said the company targets new financing of Rp6.5 trillion for this year.

He said bond proceeds will help support the new financing while the most (60%) will be funded by joint financing with PT Bank Mandiri Tbk (BMRI).

Anton said the company had appointed PT Mandiri Sekuritas as underwriter for the bond which will mostly have tenor of 36 months.

Mandiri Tunas Finance focuses on car and motorcycle financing, both new and used. The company was in February 2009 acquired by Bank Mandiri for 51% stake from car dealer PT Tunas Ridean Tbk. (theindonesiatoday.com)

Our colleagues overseas at Honda Motor Co. recently announced that the Civic will no longer be sold in Japan. We've seen that spur some online conversation and wanted to set the record straight as it relates to the U.S. and American Honda.
In Japan, the popularity of mini-cars has led to the evolution of Honda's vehicle lineup. Over there, we meet consumers' small car needs with a variety of smaller vehicles and Civic has not played a major sales role in many years.
It's a decidedly different story in North America. Production and sales of the award-winning Honda Civic will continue in the U.S. and Canada. In fact, our customers are continuing to make Civic a top-ten selling vehicle in the U.S. in 2010 and Civic is our number one-selling vehicle in Canada.
Further, an all-new Civic lineup will be introduced in the Spring of 2011. Adira Upsizes Bond Issue to Rp2 Trillion

Financing firm PT Adira Dinamika Multi Finance Tbk (ADMF) had upsized its bond issue to Rp2 trillion, from Rp1.5 trillion it planned previously, with the proceed to expand its vehicle financing.

It said in a prospectus published today that the bond will be offered in five series.

The serie A bonds worth Rp229 billion with 18 months tenor have coupon of 7.60%. The serie B bonds worth Rp238 billion with 24 months tenor offers coupon of 8.25%.

The serie C bonds worth Rp527 billion with 30 months tenor offers coupon of 8.70%, serie D bonds worth Rp282 billion with 36 months tenor have coupon of 9.00% and serie E bonds worth Rp437 billion with 48 months tenor offers 9.25% coupon.

The bonds offering is scheduled for October 25-26, 2010 and listing at stock exchange is scheduled for November 1, 2010.

The company had appointed PT Danareksa Sekuritas, PT Indo Premier Securities and PT HSBC Securities as underwriters of the bonds offering.

Director for Finance of Adira Finance, I Dewa Made Susila, said the bonds issue is expected to help reach the company’s financing target of Rp17.5trillion this year. (theindonesiatoday)

The mortgage insurance giant, Fannie Mae, said Monday that it had lost a record $29 billion in the third quarter as the company wrote down a tax-related asset that has buoyed capital and the housing slump deepened.

The quarterly loss is the fifth consecutive for the company that had been operating under a government conservatorship since September.
Fannie Mae in October warned it would write down “substantially all” of its deferred tax assets, which had become a controversial addition to capital as losses mounted. Deferred tax assets can be used to offset future taxes but only if the company can show it will return to profitability.
Credit expenses soared to $9.2 billion in the quarter because of deteriorating mortgage credit conditions and as home prices declined, the company said.
Fannie Mae’s loss equaled $13 a share, compared with a loss of $1.4 billion, or $1.56 a share a year earlier. The company said it expected a significant loss for the fourth quarter if downward trends in housing and financial markets continue.
Further losses for the company this quarter mean the government may have to inject billions of dollars of capital to help the company maintain routine operations. The government pledged to keep a positive level of shareholders equity.
Stockholders equity fell to $9.3 billion in the third quarter from $44 billion at the end of 2007. The figure may be negative by Dec. 31, the company said.
Fannie Mae and its rival, Freddie Mac, own or guarantee nearly half of all residential mortgages in the United States.
Equity investors, while nearly wiped out under the conservatorship, have been eager to see if the regulator will instruct the companies to sacrifice profit for bigger volumes in their mortgage guarantee and investment businesses.
Both have been given the room to expand portfolios by a combined $200 billion through 2009, but they have been slow to follow through as their financing costs have risen. (NYT)

Toyota announces zero-percent financing through November

Toyota Motor Corp. has announced zero-percent financing on 11 models as it tries to woo would-be buyers sidelined by the consumer credit crunch.
The top Japanese automaker's U.S. division said Thursday in a news release said that the unprecedented incentives range from 36 to 60 months and are being offered on the Matrix, Corolla, Camry, RAV4, Highlander, FJ Cruiser, 4Runner, Sequoia, Sienna, Tacoma and Tundra.
Toyota Division General Manager Bob Carter said the automaker had the inventory of fuel-efficient models and the capacity to finance or lease them.
Toyota reported Wednesday that its U.S. sales dropped 32 percent last month. The automaker blamed overall economic conditions and a lack of consumer confidence. (Detroit)

Crude palm oil getting worst

Crude palm oil (CPO) futures prices on Bursa Malaysia Derivatives closed lower in a thin trading yesterday, dealers said. They said concern over the weak crude oil prices in the world had dampened local sentiment, which saw the volume decreasing sharply. Turnover dropped to 8,881 lots from 17,332 lots on Wednesday. November ’08 and December ’08 fell RM46 each to close at RM1,644 and RM1,600 per tonne respectively. January ’08 was lower by RM41 to RM1,599 while February ’08 dropped RM40 to RM1,600 per tonne. Open interests stood at 91,997 contracts, up from 90,873 contracts previously. On the physical market, November South declined to RM1,630 from RM1,645 per tonne previously.
In Indonesia, CPO price getting worst. In june until august 2008 CPO can be sold Rp 1.800,- - Rp 2.000,- per tonne. Today only Rp 200,- per tonne.

The tightening definition of credit-worthiness already has dealt a blow to automotive leasing activity over the last several weeks, creating an additional hurdle - on top of high gasoline prices - for OEMs ranging from the domestic Big Three to luxury brands such as BMW and Audi.
The automakers' captive finance companies have been pulling back on leases as their own credit facilities have deteriorated. And now, banks and other institutions that have been making car loans and leases are more reticent.
"Credit standards are tightening, and will stay tight for a while until banks and other credit institutions, and finance companies, see the flow of money to them from investors," said Mike Sheridan, president of Global Debt Network Automotive, an Alamo, California-based company that packages and sells dealers' auto loans to financial institutions.
Even if and after Treasury Secretary Henry Paulson's bailout plan is enacted, Sheridan said, "it may take several months before you really begin to see credit availability flow down to auto financing and have an effect on consumers' ability to borrow." (Edmundautoobserver)

Toyota inspires eco-drivers

When most people think of green cars, they think of Toyota - the manufacturer having firmly established itself as the market-leader through the success of the Prius model worldwide, the Yaris being named green car of the year and the hybrid Camry proving to be a massive seller in the USA.
Now Toyota is expanding its green commitment as the Toyota Fund for Europe launches “Eco-driving” - a new programme aimed at helping Europeans to save money at the pump and cut carbon dioxide (CO2) emissions by as much as 10 per cent.
Along with NGO Network, Global Action Plan International, Toyota will organise up to 800 workshops that will reach an estimated 12,000 drivers across Spain, Iceland, Norway, Belgium and the UK. The company will also invest around €300,000 in Eco-driving expanding the programme to 10 countries by 2010.
The programme will target local authorities, private companies and community groups with trained supervisors teaching new driving practices on specially designed simulators that recreate the driving experience to see how far drivers can travel on just 0.1 litres of fuel.
Graham Smith, chairman of Toyota Fund Europe, believes that those taking part in the workshops can reap massive rewards.
“EcoDriving does not mean that drivers have to purchase costly devices or modify their vehicles,” he said.
“By making simple changes to every-day driving behaviours, every driver, no matter what kind of vehicle they own, can contribute and benefit. The European Climate Change Programme has calculated that EcoDriving can realise savings of at least 50 million tonnes of CO2 emissions in Europe and around €20 billion by 2010.” (Paul lucas)

Toyota aims to be green car leader

With the overwhelming success of the Prius and the Yaris, some would say that Toyota is already the world’s leading green car producer. However, for the Japanese automaker there are major plans ahead to stay at the forefront of environmentally focused technology.
Toyota is setting up a new division to develop battery technology in an effort to enhance future plug-in hybrid vehicles. It wants to develop what it describes as ‘next generation batteries’ by 2030 with the aim being to produce more energy than both lithium-ion batteries and nickel metal hydride batteries, which are used in hybrid car production today. The firm will begin implementing lithium-ion batteries - the latest technology - from 2009 onwards for production in its vehicles during the following year.
Nevertheless lithium-ion batteries still have issues, which have prompted Toyota to look more closely at the technology. For example, they are prone to overheating, which is why Toyota is looking at metal-air batteries and all solid state batteries.
Company president Katsuaki Watanabe told the Toyota Environmental Forum: “There will be no future for automobiles unless we solve the energy and environmental issues.”

Toyota reveals plans for next Prius

Some cars pay the price for success - and even though the Toyota Prius has earned worldwide recognition and broken down boundaries for green cars, it has obtained something of a ‘fuddy duddy’ image.
However, Toyota has plans to change all that with the next generation of the sought-after model, which will retain the petrol hybrid concept but be cleaner and a lot more stylish than its predecessor.
Speaking about the plans for the vehicle, Toyota GM managing director Miguel Fonseca said: “It will be cleaner, with CO2 emissions below 100g/km. We could have gone lower, but instead we have chosen to give the Prius better performance.”
There are no plans however, for a diesel hybrid. Even though numerous competitors have gone down that route, Toyota believes that the high price of diesel compared to petrol models means it makes little sense to switch to the fossil fuel.
While the future is bright for Toyota, it clearly has a strong present too - which it celebrated with the launch of the new Avensis in Paris, a competitor for the likes of the Ford Mondeo, Citroen C5 and Vauxhall Insignia. However, according to Toyota Motor Europe chief operating officer Thierry Dombreval, the emphasis is on the environment with the car’s CO2 emissions starting at just 134g/km.
“We have set ourselves a full-year sales goal of 115,000 cars, believing this is the most appropriate target for the current market conditions,” he said.
Both four-door and five-door estate versions of the Avensis have been revealed along with a new version of the Toyota iQ city car, which should be launched by the end of 2009.

The fact is that the disease spreading such as: diarrhea, acute respiratory infections, and dengue fever goes into higher level for a period of rainy season. Within the season, the weather tends to changeable/unstable. It would affect the body stamina. The virus relatively easy enters the body when the stamina is weakening. While that, high intensity of rain causes stagnant water for several times. The stagnant water is predicted as a breeding media of mosquitoes (Aedes aegypti and Aedes albopictus). At the same time, high intensity of rain also puts higher the water surface level. If the water contaminated and consumed by people so people has bigger risk to be infected by diarrhea. So, nothing is wrong when we are pro-actively doing the activities which could help lessening the disease spreading to a wider area. Entrepreneurship Training for Karawang People

Program Evaluation is usually done to identify how far the actual activity goes with its plan. Further, evaluation also needed as supporting indicator in program developing frame. This is what makes evaluation as integrated tools in any activity program.
Last year, Community Development (Com.Dev) PT Toyota Motor Manufacturing Indonesia (TMMIN) held Motor Workshop Technique training. The training is to manage local youth (Sirnabaya and Puseurjaya, Karawang) to get motor workshop skill.

But a year goes, only limited advantages that come to local community. At first, the training aimed to help raising local people income rate with giving them new salable skill. But the fact is, only a few person who are lucky enough to have the chance to implement their skills in workshop. The rest is collided with the access to put into practice the skills.
Later, those information’s are become the basic for TMMIN to conduct the more comprehensive and right used training (Motor Workshop Training). And by January 7th 2008, Com.Dev TMMIN cooperated with Karawang Singa Perbangsa University and local professional workshop, opened the Entrepreneurship Training. The opening ceremony which was held in UNSIKA function room was attended by Prexy of UNSIKA, Institute of Research and Public Services (LPPM) of UNSIKA, instructor from entrepreneurship practicioners, and local government officials (Sirnabaya Village and Puseurjaya Village).
For your information, the latest program is quite deferent from the same previous program. The program is more improved inline with Com.Dev main objective in every activity that is to empower surrounding community. The program is designed not only to giving the community the technically skill of motor workshop like it used to offer but also to introducing the management variable in motor workshop. At the end, the program encourages people to become more financially free through motor workshop business. The business surely will open wider the access for people who already had the skill to implement it. The more people begin the workshop business the bigger opportunity for other to work at the workshop. Not only as technicians but also other profession like for supporting workshop management (administrations, cashiers, etc). Similar to the statement given by UNSIKA Prexy, Dadang Fachrudin: “The training should be seen by its participant as a chance for multiplayer opportunity”.
Moreover, the program is exposing access to people to get motor workshop information and skill completed with the management system. In another word, people could continuously inherit the benefit to family, relatives, and friends, even to their next generation. Just as what Stephen Indrawan (GA Division Head PT TMMIN) said at the opening ceremonial of Entrepreneurship Training: “We hope that this training would give the skill and sufficient information to finally could naturally grow through information delivery to others which by coincident not having the chance to participate in this training”. The idea of people empowering in agriculture has never been so classic. Discussion on this subject goes for ages and keeps on marching. At the end, the theme will grow and followed by its requirements: Agricultural technology, supporting media such as fertilizer and pesticide, suitable marketing strategy for smarter market, and so on.
On one side, farmer obviously touches only a little of those areas. Last couple of weeks, KIIC as one of the industrial area in Karawang tried to manage the same idea through Desa Telaga Program – Agro Enviro Education Park. KIIC aim to accommodate it surrounding community needs with kinds of agricultural activities in 3 Has land.
Yet, without pointing to anyone, PT Toyota Motor Manufacturing Indonesia (TMMIN) has started to run the similar idea long before Desa Telaga Program is launched. On April 26th 2006, TMMIN introduced an integrated community empowering program, which is consist of: farming (core activities), catfish and mushroom breeding, additional food endowment, protection trees endowment, and water purification system development in Karawang areas. The program which is held by Community Development of TMMIN adjoins Karawang Government (Sirnabaya and Puseurjaya), UNSIKA (Karawang Singa Perbangsa University), and expert from Bogor Agricultural Institute.
Until today, the people got numbers of advantageous from the program. A few of them are:- People can enjoy Mango and Rose Apple (Jambu) from Mango and Rose Apple trees which gave by TMMIN a year ago.- Water Purification System for people in Sirnabaya and Puseurjaya can be used by its people with cheaper fee than previous charge.- People particularly in Sirnabaya and Puseurjaya are starting to breed Catfish and Mushroom in their yard. Even some of them had already harvested the catfish.

Clean Water for Karawang

These days, the clean water crisis in Indonesia slowly crossed the critical point. It is hard to find clean water especially in most area of Jakarta and its surroundings. Industrial waste and other environmental issues caused the water quality has further decrease. And the worst is when the quality entered the unsafe category for consumption.
Karawang is included as one of these areas. For centuries, people in Karawang have been using water from river Citarum in their daily activities. River Citarum plays main role for their economical values. But currently, the river sanitation goes down to a lower level. The decrease of its sanitation made Karawang threatened as another area with contaminated water. Its low sanitation occurs within the high volume of home garbage and industrial waste due to the hike plant growth.
In order to get clean water, Karawang people had tried to look for some ways. Once, they built 120 m depth of drilling pump. Still, they couldn’t get the clean water.
THE DEVELOPMENT OF WATER PURIFICATION SYSTEMTOYOTA, as one of companies who built plants in Karawang area, feels responsible to support the people with solutions.
And one of the solutions is THE WATER PURIFICATION SYSTEM. The idea of building the water purification system receives a good response from local people.The development of water purification system started last year (2006) and launched at July 25, 2007. The system builds to neutralized carbon and other dangerous content from water. Later, the water is should continued in few phases to finally produce clean water.
Moreover, local people helped this water purification system development with building their own pipe on to their home.

Success with Toyota Forest, Toyota continues to create another environmental program. The program called “Cultivated Plant Utilization Program (Program Pemanfaatan Budidaya Tanaman). The program is one of Community Development Division activities started since April 2006.
As it heard, we can conclude that this program is one of the activities to give understanding to people about utilizing cultivated plant and its advantages to the environment. The main objective of the program is to help Karawang industrial area to be more environmentally friendly and further is to keep Karawang green.
The program that managed in Toyota Ring I-area, comprise farming workshop among Karawang farmers. orkshop which invited professional instructor from Bogor Institute of Agricultural covered intensively training about farming details, plantation and its treatments. The planting itself was done at schools. Up till now, this farming program has resulted in many plants like hardwood tree, Mango, etc.

They are described here to help you understand what the lender looks for.

The 5C's

Capacity to repay is the most critical of the five factors, it is the primary source of repayment - cash. The prospective lender will want to know exactly how you intend to repay the loan. The lender will consider the cash flow from the business, the timing of the repayment, and the probability of successful repayment of the loan. Payment history on existing credit relationships - personal or commercial- is considered an indicator of future payment performance. Potential lenders also will want to know about other possible sources of repayment.

Capital is the money you personally have invested in the business and is an indication of how much you have at risk should the business fail. Interested lenders and investors will expect you to have contributed from your own assets and to have undertaken personal financial risk to establish the business before asking them to commit any funding.

Collateral or guarantees are additional forms of security you can provide the lender. Giving a lender collateral means that you pledge an asset you own, such as your home, to the lender with the agreement that it will be the repayment source in case you can't repay the loan. A guarantee, on the other hand, is just that - someone else signs a guarantee document promising to repay the loan if you can't. Some lenders may require such a guarantee in addition to collateral as security for a loan.

Conditions describe the intended purpose of the loan. Will the money be used for working capital, additional equipment or inventory? The lender will also consider local economic conditions and the overall climate, both within your industry and in other industries that could affect your business.

Character is the general impression you make on the prospective lender or investor. The lender will form a subjective opinion as to whether or not you are sufficiently trustworthy to repay the loan or generate a return on funds invested in your company. Your educational background and experience in business and in your industry will be considered. The quality of you references and the background and experience levels of your employees will also be reviewed.

In order to put ads on a web page, the webmaster inserts JavaScript code into the page.
Each time a page with an AdSense tag is visited, the JavaScript creates an iframe and sets its "src" attribute to the page's URL.
For contextual advertisements, Google's servers use a cache of the page to determine a set of high-value keywords. If keywords have been cached already, ads are served for those keywords based on the AdWords bidding system. More details are described in the AdSense patent.
For site-targeted ads, the advertiser chooses the page(s) to display ads on and pays based on CPM (cost-per-thousand-impressions, or the price advertisers choose to pay for every thousand ads displayed).

For referrals, Google adds money to the advertiser's account when visitors either download the referred software or subscribe to the referred service Search ads are added to the list of results after a user performs a search.
Since the JavaScript is sent to the web browser when the page is requested, it is possible for other site owners to copy the JavaScript into their own web pages. To protect against this type of fraud, AdSense customers can specify the pages on which ads should be shown. AdSense then ignores clicks from pages other than those specified.

Google uses its search technology to serve ads based on website content, the user's geographical location, and other factors. AdSense has become a popular method of placing advertising on a website because the ads are less intrusive than most banners, and the content of the ads is often relevant to the website.

Currently, AdSense uses JavaScript code to incorporate the advertisements into a participating site. If it is included on a site which has not yet been crawled by the Mediabot, it will temporarily display advertisements for charitable causes known as public service announcements (PSAs). (The Mediabot is a separate crawler from the Googlebot that maintains Google's search index.)

Many sites use AdSense to monetize their content. AdSense has been particularly important for delivering advertising revenue to small sites that do not have the resources for developing advertising sales programs and salespeople. To fill a site with ads that are relevant to the topics discussed, webmasters implement a brief script on the sites' pages.
